The site is located off the Craigdhu Road roundabout, flanking the new local Strathclyde Fire Station facilities and bounded by Prestonfield and Craigdhu burn to the south. The site extends to approximately 2.2ha and is surrounded by existing housing in all directions.
Vehicular access is proposed off the principal route from Craigdhu Road itself, and 2 pedestrian access routes are proposed from the Craigdhu Road roundabout entrance.
The application site is specifically identified for housing in The EDC Local Plan 2 and is noted as having a capacity for 50 units. This proposal is for 45 No. 3, 4 and 5 bed homes.
The proposed layout reflects best practice in terms of the Council's policy and guidance as well as national guidance and policy, particularly that set out in the Scottish Government's Designing Streets.
